The brief
IPMS was engaged by the Body Corporate to project manage the building consent stage through the delivery of the construction (design documentation was supplied by ‘others’). City Gardens is a 25 level apartment building located in central Auckland. The building has been suffering from weather-tight issues. The client has been through a lengthy litigation process and is now in a position to proceed with the refurbishment of the exterior façade.
Our work
IPMS undertook a full review of the design documentation provided by ‘others’ prior to proceeding with the lodgement for building consent. Our findings from the review found numerous deficiencies within the design scope and documentation. IPMS reported to the Body Corporate with and update and recommendations to move forward.
The outcome
Existing design documentation was unable to be used or submitted for building consent. Alternative architects have since been engaged to provide new design concepts and documentation to remediate the building. The advantage of a new design is that a more uniform and robust weather-tight cladding system has been adopted and will allow each unit owner to have more all-weather usable space. The proposed curtain wall design enables a quicker installation than a conventional rain screen cladding system however the disadvantage is that the redesign process has delayed construction by at least 12 months.
