The brief
To provide project management services from initiation to completion, including the final handover. To project manage the design and construction of an 80 bed residential care facility including resident lounges, activity rooms commercial kitchen and laundry and staff and office facilities.
Our work
IPMS was approached by the client’s architect, who IPMS had completed successful projects for in the past. We were advised that they had a client who was developing a site in Hamilton North as an aged care facility but could not find an operator for the facility. IPMS through our client list bought an operator to the table for negotiating a heads of agreement as operator of the new proposed facility with the developer.
IPMS was then engaged to provide design management services and run the tender process. This included negotiating design and build agreements with the service suppliers, as well as organising the building consent, putting together contract agreements, contract administration and engineer to the contract services.
The outcome
The approach above enabled costs to be kept down as margins were removed due to direct engagement with client. The time-frame was achieved due to having direct control of the services trades by the client and Project Manager. The overall outcome was a high quality finish to this project on time and to budget.
